Canadian Home Sales Pick Up in September
Home Sales Rebound in November
Woodstock, Ont. – Home sales recorded through the MLS® System of the Woodstock-Ingersoll & District Real Estate Board numbered 86 units in November 2011, up eight per cent from a year earlier.
“Activity bounced back in November following a fairly quiet month in October,” said Lori Goldhawk, President of the Woodstock-Ingersoll & District Real Estate Board. “Last month we actually saw the best month of November for home sales in the region since 2007. At the same time, new listings were down sharply, and the resulting tighter market kept the pressure on prices.”
The average price of homes sold in November 2011 was $219,100. This was an increase of nine per cent from the same month last year.
New listings numbered 105 units in November 2011, falling 31 per cent from November 2010.
There were 542 active residential listings on the Board’s MLS® System at the end of November, down 24 per cent compared to the same time last year.
There were 5.8 months of inventory at the end of November 2011 on a seasonally adjusted basis. That’s down from 7.2 months recorded at the end of October. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
The dollar value of all residential property sales amounted to $18.8 million in November 2011, a 17 per cent jump from a year earlier.
Sales of all property types numbered 93 units in November, up 11 per cent from the same month in 2010. The total value of all properties sold was $21.8 million, an increase of 20 per cent from November 2010.

Three Local Real Estate Associations Integrate
MLS® System Database
Woodstock, Ont. – Lori Goldhawk, President of the Woodstock-Ingersoll & District Real Estate Board, Dave Bellaire, President of the Tillsonburg Real Estate Board, and Barb Whitney, President-Elect of the London and St. Thomas Association of REALTORS® signed an agreement this week paving the way towards a total integration of their three MLS® System Databases. The MLS® or Multiple Listing Service® is a co-operative marketing system designed to ensure that for-sale properties receive maximum exposure.
“LSTAR and TDREB integrated our MLS® System Databases last Feburary,” says Bellaire, “and the same rationale that drove that integration has now prompted WIDREB to partner with us.” WIDREB’s data was integrated with that of LSTAR and TDREB as of last month.
“It only makes sense,” says Goldhawk. “Our three Associations have overlapping jurisdiction, which makes searches very cumbersome. Data integration will streamline the process considerably. No more having to log in and log out of three different systems to look for a property that could be listed by any one of our Associations.” She adds, “A further advantage to the integration is that our Touchbase system and that of LSTAR and TDREB will be virtually seamless.” Touchbase Real Estate is an internet-based communications and showing management system designed specifically for the realty field. It enables REALTORS® to connect one another through their MLS® System Database as well as through any computer or wireless device with an internet connection.
As a result of the system database integration, WIDREB will join TDREB and LSTAR as a partner in the Connect Project, a joint venture of LSTAR, the Toronto Real Estate Board, the REALTOR® Association of Hamilton-Burlington, and the Ottawa Real Estate Board. “Connect offers Members of participating boards the ability to search and view each other’s active listings and recent sales history without the complexities of actual data exchange,” says Whitney. “It is our hope and our objective that all Ontario Boards will soon be Connect Partners.”
